We identified a spacious corner plot garden in Brentwood that presented a promising opportunity for new housing development. After conducting an initial appraisal, we approached the homeowner with our proposal.
Over the years, the homeowner had received multiple enquiries from various developers and was understandably cautious about some of the valuations and approaches they offered.
In 2023, however, they decided to enter a land promotion agreement with Bouwen to pursue planning permission for two new dwellings on part of their large garden. Under this agreement, we covered all planning and legal fees, allowing the homeowner to proceed with no upfront costs.
Following a successful pre-planning engagement with the local council, we submitted a detailed planning application for two four-bedroom detached homes which was granted planning approval in early 2024.
With planning permission secured, we collaborated with the homeowner to select a reputable local estate agent, ensuring they had both expertise in building plot sales and solid connections with developers. This approach ultimately led to the land’s sale to a local developer.
In return for our costs and expertise in securing planning permission on the site, we charged a small percentage of the final sale value. Typically, this fee ranges from 10% - 15%.
At Bouwen, we routinely provide initial appraisals to homeowners with large gardens that we believe have strong potential for new housing development. As seen in this example, securing planning permission on surplus garden land can substantially increase its value, offering a rewarding financial return for our homeowner clients.

At Bouwen, we are currently working with a landowner to promote a large site that could help to provide much needed new housing .
The site is currently formed of a vacant parcel of land that extends to approximately 2.1 acres.
The proposed development is seeking to construct upto 23 houses with 30% affordable and provision for public open spaces and community allotments.
Engagement with the local planning authority is currently ongoing and this process will be used to develop the site proposal further.
