Creating value for landowners and communities.

Land promotion explained.

At Bouwen, we specialise in the promotion of land through the English planning system to secure planning consent for sustainable residential development.

We work directly with land owners to investigate the development potential of their land, secure outline planning consent and help manage the sale of the land to a house builder.

When entering into a promotion agreement with a landowner, we cover all the costs associated with obtaining planning permission for the land.

Only once planning permission has been granted and the land is sold to a house builder do we take a fee for our time and investment. Our fee is calculated as a percentgae of the ultimate land sale value and as such our interests are fully aligned with the landowners desire to maximise the lands value.

As self funded land promoters, our values and interests are aligned with our landowner partners. As such, you can rest assured that we will try to maximise the value of the land and undertake the planning process and sale of the land in a timely manner.

A land promotion agreement can last from anywhere between 3 - 10 years with terms agreeable on a site specific basis.

Land promotion can be simply defined as the process of:

1. Identifying land which is suitable for residential housing development.

2. Creating a housing scheme that complies with relevant planning policies and local needs.

3. Achieving planning permission on behalf of the landowner client.

4. Facilitating the sale of the approved development site on the open market.

Promotion vs Option Agreements.

There are several advantages to working with a land promoter like us rather than entering into an option agreement directly with a developer.

First, we have the expertise and resources to navigate the planning process and secure planning permission for residential development. We have a team of professionals who are experienced in dealing with local planning authorities, which can help to ensure that the planning process runs smoothly and efficiently.

Second, a promotion agreement with us minimizes your risk. If planning permission is not granted, you are not left with a piece of land that has limited value. Instead, we cover all of the costs associated with securing planning permission, which means that you do not have to invest any of your own money upfront.

Third, a promotion agreement with us is focused on maximizing the value of the land for both you and us. This means that we are incentivized to secure the best possible outcome for you, as this will result in a higher sale price and a larger share of the proceeds for us.

Finally, a promotion agreement can offer greater flexibility than an option agreement, as it allows you to retain ownership of the land throughout the planning process. This means that you can benefit from any increase in land value that may occur during the planning process, rather than having to sell the land outright at the outset of the process.

We understand that entering into a promotion agreement is a significant decision, and we want to assure you that we are committed to working with you every step of the way. Our team of experienced professionals will guide you through the planning process, keeping you informed and involved at all times.
